Looking for a contractor or a consultant? Understand who protects your decision first

Most landowners start searching with the word “contractor” or “consultant”. Both are necessary parties — but neither manages the project on your behalf: the contractor is responsible for execution, and the consultant for the technical side. The role that controls budget, schedule, payments, and stands beside you in front of both is a third one: project management and owner's representation — which is what we do.

We do not build and we do not replace your contractor or design office. We manage the parties, the documents, and the decisions on your behalf, so you never pay for work not delivered and never discover a cost gap after the fact.

Three different roles — don't mix them

Knowing who does what protects you from duplication and paying twice.

The contractor

Executes the structural and finishing works under a contract and specification. Their responsibility is delivering the agreed items — not comparing alternatives or protecting your budget.

Responsible for execution

The consultant / design office

Produces the design, drawings, and studies, and provides engineering supervision and the certified reports authorities require.

Responsible for the technical side

Project management / owner's representative

Sets the scope, budget, and schedule, runs the tender, compares offers, controls payments, and documents every decision — standing beside you in front of contractor and consultant.

Responsible for your interest

What we do on your project

Measurable work, not slogans.

A line-item budget before the first payment

Every cost item, with finishing and material differences, so you know where each dirham goes before work starts.

One tender, one comparison standard

We tender to qualified contractors and offices and compare the offers in a single technical and financial grid you take part in.

A written contract, scope, and specification

Scope, specification, schedule, and payment plan written into the contract — protecting both sides and closing the door on interpretation.

Payments tied to progress

No payment without a completed and approved item. Any additional item is presented to you in writing before it is executed.

Documented progress reporting

A periodic photo report showing what was executed, what slipped, and what awaits your decision.

One point of contact for every party

Municipality, housing authority, design office, contractor, and suppliers: one track you follow with us, not five.

And what we don't do — clearly

  • We do not execute construction ourselves, and we do not replace or duplicate your contractor's fees.
  • We do not issue certified engineering reports; design and engineering supervision are delivered by a licensed office, and we manage that track and review it for you.
  • We do not request any payment without a document and a clear contract item behind it.

Asking about cost or materials?

A villa's cost cannot be answered with one number: it changes with built-up area, number of floors, finishing level, and materials. Instead of a generic figure that disappoints you later, we give you the breakdown — cost items, finishing differences, and material prices — before contracting, then fix your choices in the contract.

How we start

1

Consultation and site review

We review the plot, its area, and the authority's requirements before any commitment.

2

Scope, budget, schedule

We set the scope, budget, and timeline, and state plainly what is in scope and what is not.

3

Selecting parties and contracting

Tender and comparison, then a written contract with each party — in your name, with your knowledge.

4

Managing execution to handover

Documented monitoring, payment approvals, and handover with a snag list and a signed receipt.

Questions that come up before signing

Are you a contractor?+

No. We are a project management company and owner's representative. The build is executed by a contractor contracted with you, while we manage the contract, budget, schedule, quality, and payments on your behalf.

Can I keep my own contractor?+

Yes. We can manage an existing contract or review it before you sign, check the specification and payment plan, then monitor execution and report progress.

How do you work with the consultant?+

The licensed consultant or design office prepares the design, studies, and engineering supervision. We coordinate between them, the contractor, and the authorities, and review their deliverables for you before approval and payment.

What does project management cost?+

It is set by scope, duration, and project size, and documented before we start. We show what the fee covers and what it does not — no surprise items.

Will you help me read contractors' offers?+

Yes. We review offers line by line and show what was omitted or under-priced, so the cheapest offer does not become the most expensive after work begins.

Know where your project stands before your first commitment

An initial consultation where we study your plot and what you actually need: a contractor, a consultant, or project management — then set out your first step clearly.
